The timeshare year is the calendar year - January 1st to
December 31st.
Annual Levies are due for payment before 1st January each
year. A penalty applies to payments after 28 February.
Timeshare week numbers always begin with Week 1 starting
on the first Friday in January. As the first Friday varies from
the 1st to the 7th, the weeks for timeshare numbers vary from year to
year. Check with the office. (This mainly affects the Fixed
Weeks 52&1, 2, 3, and the Summer Float Zone weeks 4 to 8.)
Fixed Weeks (52 1 2 3 ) are fixed bookings and do not have
to be booked each year. Unit allocation is by rotation, alternating
upstairs and down.
Floating weeks must be booked each year. If you do
not book or bank your time within the year it disappears as it is time
and waits for no-one! Unit allocation is random and no guarantee
can be given for allocation of any particular unit. Management do
however try to oblige with particular unit requests but units may be already
booked.
Weeks do not automatically accrue. If you wish to save
your week to next year you must "bank" it with an exchange, and
request it back at a resort (including Sun Pacific) later. See
the section later on booking procedure.
Please advise the office if you are renting or lending your week(s)
so that they know who is meant to be using your unit.
Friday 4 pm (or later) is check-in time. If
you will be arriving after 7pm Friday night, please advise the office
beforehand so that arrangements can be made for your villa key.
Friday 9.30 am (or earlier) is check-out. Between 9.30 am
and 4pm on Fridays the units are serviced and cleaned. If staying
for a second week your unit will be serviced as usual,
but you are asked to spend the day away from the resort so as to give
the cleaning contractors a clear run.
Please observe the House Rules which are detailed in the
compendiums in each villa.
Villas sleep a maximum of 7 people in 2 bedroom units and
4 people in 1 bedroom units. This includes babies. Cots and
highchairs are available, but should be booked before your arrival as
there is a limited number available.
No pets are permitted.
Breakages and missing items from the villa's inventory
will be charged to the occupier.
Booking Procedure
Annual Levy payments must be up to date before bookings will be
accepted.
Bookings will be confirmed a maximum of 32 weeks (8 months) in
advance. 'Pencil' bookings can be made well ahead but can be subject to
ballot on confirmation day if requests exceed villas available. Pencil
bookings are recommended for school holidays, Easter etc.
The receptionist is on duty at the resort office to make bookings
from 8.30am to 5pm Monday to Thursday and Saturday, Sunday 9am to 4pm.
Friday office hours of 8.30am to 10am and 4pm to 7pm are busy with check-out
and check-in, so please avoid ringing for bookings on Fridays.
Do not leave making your booking till late in the year as there
is a very real possibility that you may fail to be able to find a suitable
week left in the year.
If you wish to bank your time with an exchange, the resort office
will bank it for you. The date of the week deposited in the bank
for you has no effect on the date of the week you request. That
is, you do not have to match the deposit and withdrawal weeks.
Sun Pacific Villas Telephone System
There is a PABX in-house exchange through the office on 07
575 2013, which can put calls through to villas when the office is open.
When the office is closed there is an answerphone to take messages and
instruct on the direct line system explained below. You do need
to know the villa number you want for the direct lines.
There are 2 direct lines into the resort on 07 5752614 which
produce a dial tone. Now dial in the number of the villa required
prefixed by an 2. ( i.e. Villa 1 = 201, villa 15 = 215).
Note- These direct lines only work with pushbutton tone phones
Internet Room Adjacent to the office and operates
in office hours only. There is a small charge.
Wireless Internet The resort has wireless broadband on
a pre-pay basis.
Body Corporate Management Committee
All owners are members of the Body Corporate and annually elect
a committee of 6 to oversee the running of the resort. A part-time
secretary/accountant is employed to coordinate the financial affairs
of the resort.
All owners are posted a copy of the Annual Accounts and Reports
before the Annual Meeting which is held about April each year at Mt.
Maunganui.

Resales of Timeshare
Resales of Sun Pacific Villas timeshare are handled by David Barry,
a member of the Body Corporate committee, appointed by the committee
to run the resales as a service to owners. He is not a Real Estate Agent.
There are units for sale in most of the seasons for very reasonable
